No-obligation offer policy.
Selling land is a significant decision. You are welcome to review a proposal at your own pace, ask how it was reached, and consider your choices before you agree to anything.
A conversation or request for an offer is not a commitment. A signed purchase agreement may create obligations, so read its property-specific terms carefully before signing.
Discuss your landAsk to see the costs and anticipated net proceeds before you decide; confirm them again on the closing statement.
Zero fees or commissions.
For a direct cash purchase, Land Merchants does not charge you a brokerage commission. We explain in the proposed agreement which customary transaction costs we will cover.
Existing taxes or liens, an owner’s separate adviser, and special property issues are not the same as our brokerage fee. Responsibility for those items, and any costs in a delayed-closing arrangement, must be made clear in the written terms rather than assumed.
Ask about an offerPrivacy and communication.
A land review may involve your contact information and details about the property. We aim to use that information responsibly and keep communication useful to you.
Closing agents, attorneys, and other professionals may need relevant information to evaluate or complete a transaction. For how information is handled, marketing preferences, and text-message opt-outs, consult the published privacy and communication policies. You can also contact us if you have a question about how we reached you.

Legal and closing standard.
We put the proposed transaction in writing and work with the appropriate title company or closing attorney to review title, prepare documents, and coordinate closing. You should have the opportunity to review the documents and ask questions before signing them.
- Cash purchase: the owner is paid in connection with the agreed cash closing, under its conditions.
- Delayed closing: payment is due at the agreed double closing if the conditions are met, generally after a planned development window of roughly 12–24 months.
- Your review: if legal, tax, or title terms are unclear, consider an independent professional before you commit.

This page explains how Land Merchants approaches offers; it is not itself a purchase agreement or a guarantee of fees, price, approvals, or closing date for every parcel. The signed agreement and closing documents control the transaction. Formal site policies describe information and communication practices.
